How secure is SmartProperty.com?

The website uses a secure socket layer (SSL) 128 byte encryption from Verisign. This is the same security SSL certificate provided to over 93% of the Fortune 500 and the world’s 40 largest banks. The security of your property information is our highest priority and we take every measure to ensure its integrity.

What is the cost of using SmartProperty.com?

SmartProperty.com charges $50 per month per property. There are set up fees which vary based up on the needs of the property. Contact us about our discount program.

What if I don’t necessarily want my vendors bidding for other jobs?

We put you in control of your vendors. If you wish not to share your vendor information with the SmartProperty network then opt out. You are not required to do so.

What other community management companies are using the system?

Can we talk with your current beta customers?

Can we customize emails that are sent out to the vendors?

Yes, you can customize emails your emails sent to vendors as well send attachment documents like plot maps, scopes of work, and specifications.

Can we have more than one preferred vendor per category?

No, unfortunately you can only have one preferred vendor per category. But you can have multiple vendors be preferred for different properties.

Do you share our bids with other vendors?

Yes, that is correct. When you use SmartProperty your information is not shared with other vendors or other users.

Does SmartProperty integrate with any other software?

Currently, SmartProperty does not integrate with any other systems. We allow for users to import and export data from excel. We are always exploring opportunities to integrate with other companies.

Are you liable for any inconsistencies in the information that SmartProperty uploads?

We are only liable for information we upload that is provided by you. If you provide us inconsistencies in your information we are not liable. As the saying goes, “Garbage In, Garbage Out.”

How liable are we when we update our reserve study?

If you update your information you are 100% liable. That is why it’s recommended that you rely on professionals to update and complete your reserve study.

Are we required to use outside professionals to inspect our property?

No, in reality anyone can complete the physical inspection of your property. It is only a recommendation to use professionals to ensure accuracy and limit your liability.

How long has SmartProperty.com been in business?

The Company has been incubated by Barrera and Company, Inc. It was initially launched as eReserves Systems in 2006 and in August of 2007 it was re-launched as SmartProperty.com to focus on a broader range of services. The Company released its 2.0 beta version focusing on community management companies in May 2008.

What are the system requirements and is there any software to install?

The only system requirements are having access to an internet connection. There is no software to install or maintain. This is a 100% web hosted solution that you can access anytime, anywhere. It’s not like that “internet-enabled” software which requires you to download software to your desktop.

SmartProperty has professionals that can provide technical assessments, detailed specifications, scopes of work, and quality assurance programs for construction management to ensure your improvement projects are managed for success.

Vendors

How much do preferred vendors get charged to receive proposals thru SmartProperty?

Nothing! We don’t believe in charging preferred vendors for the relationship that they have built with communities. We only charge them for leads they receive from communities where they are not the preferred vendor of choice.

How much are non-preferred vendors charged to receive leads?

Leads are free right now! When we change this policy we will notify vendors before they receive leads and give them the opportunity to opt-out. They will not be charged for any leads they did not agree to pay for.

How many vendors do you have on the SmartProperty network?

We currently have over 1100 vendors across multiple categories ranging from San Diego to Sacramento.

Where does SmartProperty find its vendors?

SmartProperty is always looking for qualified vendors to join its network. It currently gets its vendors from community management companies as well as having affiliations with industry trade organizations.
