For years, a reserve study was a planning tool for the board. Today it decides real money for people who may never read it. Fannie Mae and new state legislation are increasing the importance of up to date, defensible and accurate reserve studies. Buyers will feel the impact in the budget and assessments.
Insurers are watching reserves too
Since the 2021 collapse of Champlain Towers South in Surfside, Florida, the cost of insuring condominium buildings has risen sharply, and carriers have become far more careful about what they cover. Insurers now look at maintenance history, deferred projects and whether reserves are funded to pay for the work ahead. Carriers want signals they can verify, and they want them more often than once every few years. A current, traceable reserve record gives them that signal.

When an owner asks why dues are going up, or a board member asks where a cost came from, Atlas returns a short, plain-language answer. Each figure is checked against the association’s own records and shows its source.
