San Diego, January 21, 2025—SmartProperty, a pioneering leader in the community association industry, is pleased to announce that Mike Dee will join the company as Director of Business Development starting January 2025, based in Kansas City. This appointment underscores SmartProperty’s commitment to expanding its groundbreaking “Living Reserve Study” which redefines how the community management industry future-proofs its financial and asset management.
A Proven Track Record of Success
Mike Dee brings extensive expertise from his previous position as Executive Director of Strategic Planning & Project Management at FirstService Residential. He has a proven track record of success in community engagement, strategic planning, and project oversight that has earned him praise throughout the industry. Over the past six years, Mike has also served on the CAI Heartland Chapter Board of Directors and the Missouri State Legislative Action Committee, contributing significantly to the advancement of community associations in the region.
Christine Lentz, President of FirstService Residential Missouri/Kansas, states, “I have had the pleasure of working alongside Mike Dee for the past 15+ years, during which time he has demonstrated an exceptional understanding of homes and condominium association duties. Mike has an unwavering dedication and ability to effectively navigate the complexities of community association asset management.” At SmartProperty, Dee will lead business development initiatives, forging strong relationships that accelerate the adoption of the Living Reserve Study as a financial and asset management platform..
What Is A Living Reserve Study?
Unlike traditional reserve studies—which are static, and can lead to an out-of-sight-out-of-mind culture of deferral – the Living Reserve Study never goes out of date. It offers a platform with a dashboard that supports better decision making that allows you to adapt to the ever-changing needs of your community.
“SmartProperty has led the charge in creating the Living Reserve Study as a response to acceleration of aging infrastructure and deferred maintenance,” explains Damian J. Esparza CEO and Founder of SmartProperty. “The impacts of enabling a culture of deferral are enormous and growing at an exponential rate. Just look at the size of special assessment costs and insurance premiums. We can no longer afford to have an out-of-sight-out-of-mind approach. Mike’s leadership will be instrumental in bringing Living Reserve Study to the industry.”
Enthusiasm for the Future
“I’m thrilled to join SmartProperty and help take the Living Reserve Study to new heights,” says Mike Dee. “Having seen firsthand the challenges that associations face in planning for future needs, I believe that SmartProperty’s approach—focusing on active planning rather than reactive maintenance—will change the industry. I look forward to collaborating with community associations and management companies to adopt these innovative services and deliver exceptional outcomes for our clients.”
Building Momentum in 2025 and Beyond
SmartProperty’s decision to bring Mike Dee on board signals an exciting next chapter for the company and the community management industry. As part of its 2025 roadmap, SmartProperty plans to invest in emerging technologies that will continue to revolutionize the industry.
