RESERVE STUDIES IN INDIANA

Indiana reserve planning

SmartProperty® helps Indiana HOAs and condominiums plan and fund their reserves. Indiana Code doesn’t expressly require a study, but it does require condo reserve funds and honest budgets, and Midwest freeze-thaw wears pavement and roofs fast.

WHAT INDIANA REQUIRES

No study mandate by name.
Reserves and budgets are still required.

Indiana’s statutes don’t say “reserve study,” but our reading is that its budget and reserve-fund rules are hard to meet without one.

CONDOMINIUMS · IC § 32-25-4-4

A replacement reserve fund, kept separate

  • Condo assessments must include the establishment and maintenance of a replacement reserve fund.
  • The fund may not be used for usual and ordinary repair expenses.
  • Our guide notes that this split between operating and reserve money needs a way to tell major components from ordinary maintenance.
HOMEOWNERS ASSOCIATIONS · IC § 32-25.5-3-3

An annual budget that reflects the facts

  • HOAs must prepare an annual budget.
  • It must show estimated revenues and expenses for the budget year.
  • It must also show the estimated surplus or deficit at the end of the current year.
  • Indiana associations are typically nonprofits, so directors must act with the care of an ordinarily prudent person.

WHY IT MATTERS IN INDIANA

Freeze-thaw is the
main reason to plan locally.

Pavement ages faster than national tables

Roads are often an HOA’s largest asset. Water seeps in, freezes and expands, so our guide says applying a flat 25-year life to Indianapolis asphalt without allowing for freeze-thaw and drainage leads to underfunding.

Sealing schedules are shorter

Our guide calls for sealcoating and crack filling every 3 to 4 years. Skipping them can bring full-depth reclamation years early, and de-icing salts add scaling and spalling on concrete.

The business judgment rule needs informed decisions

A board that freezes dues and then faces a major failure can lose the rule’s protection if it can’t show expert advice. A study is that evidence in either direction.

HOW SMARTPROPERTY HELPS

Compliance is the floor.
Funding stability is the goal.

Full reserve studies and updates

A site-inspected study to start, then updates as costs and conditions change, so the board always has a current plan.

A plan that stays current

The Living Reserve Study® updates as projects are completed and costs change, so your plan is ready for the next update or budget.

Funding options the board can compare

Model higher contributions, special assessments, loans or lines of credit side by side before you take a recommendation to owners.

Numbers you can explain

Atlas shows the cost data and useful-life assumptions behind every figure, so boards can answer owner questions with confidence.
